Kada je kompleks „A blok“ na Novom Beogradu počeo da se gradi 2014. godine, tržište je bilo zasićeno izgrađenim a neprodatim stanovima srednje klase. Ali, izgleda da je bilo gladno luksuznih stanova.

Uprkos očekivanom zatišju, svih 296 stanova u prvoj fazi odmah je prodato tokom izgradnje koja je trajala 13 meseci. Usledila je druga, treća i četvrta faza i od 1.000 stanova, koliko je ukupno izgrađeno, još samo devet nije prodato.

Tek mesec i po dana od početka izgradnje novog kompleksa sa 550 stanova, provršine 100.000 kvadrata, više od 25 odsto je već našlo kupca. A, kupci nisu, kako se obično misli, javnosti poznate ličnosti.

„Šezdeset pet odsto su kupci koji kupuju iz sopstvenih sredstava, ne iz kredita. Uglavnom su to ljudi iz Srbije koji traže novo mesto za život, odnosno stan u kome će udobno živeti“, navodi Dušica Gaković, direktorka prodaje „Deka inženjeringa“.

Luksuzno podrazumeva da je stan na dobroj lokaciji, saobraćajno povezan sa važnim objektima, da je osunčan, da ima lep pogled kao i da je zgrada okružena velikim zelenim površinama i ostalim sadržajima takozvanog parternog uređenja koje takođe mora da bude luksuzno.

Kvalitetna gradnja i oprema se podrazumevaju, posebno korišćenje prirodnih materijala u enterijerima.

Struka kaže da se stan ne može kategorisati kao luksuzan ako nije energetski efikasan. Poželjno je, dalje, i da stan, odnosno zgrada ima poseban arhitekstonski izraz.

„U Srbiji, i u našim većim gradovima, pogotovu Beogradu, imamo primera luksuznih stanova, mada je ta sama reč kod nas malo i precenjena, ali možemo da kažemo da postoje objekti i stanovi koji mogu da se dovedu u taj kontekst luksuznih“, smatra arhitekta Aleksandra Lukač.

Posrednici u prometu nepokretnosti kažu da, zahvaljujući novom konceptu, takozvanim kondominijumima, kupci konačno dobijaju odgovarajući kvalitet za svoj novac.

Pored toga, takvi projekti uveli su na tržište ozbiljne kompanije i eliminisali, tvrde, investitore sumnjive reputacije i sumnjivog kapitala.

„Postoji Zakon o poreklu imovine, Zakon o sprečavanju pranja novca. Mi smo dužni da se ponašamo u skladu sa tim zakonom, banka i notar se ponašaju u skladu sa tim zakonima, tako da postoji trojna provera odakle novci“, ukazuje Milić Đoković, Grupacija posrednika u prometu nepokretnosti u PKS.

U ovom trenutku se gradi između dve i tri hiljade luksuznih stanova što je, prema nekim računicama, ono što odgovara zahtevima tržišta.
